The design imperatives that motivate the design direction for The Nines Hotel at Pioneer Square are many and varied. They include historical considerations based on the restoration of the Meier & Frank building and related tax credits through the National Park Service; environmental approaches required for LEED certification; brand standards and expectations from Starwood Hotels & Resorts; and operational efficiency necessary to Sage Hospitality. ForrestPerkins, as designers, make a forward thinking fashion statement that celebrates the store's contribution to Portland's arts and culture. Everything communicates an exceptional, indigenous experience. Poised to become an icon of contemporary Portland the Nines boasts eclectic elements from the world of fashion from the Roaring Twenties to the Swingin' Sixties that help give the hotel a boutique personality. The design approach, in short, a mindset we call "Nostalgic Modern", is an approach that begins with boldness and clarity of modern design concepts blended with the infusion of traditional forms, such as a traditional chandelier, a Louis XIV chair, or a turned table leg, all icons familiar world wide to the luxury consumer.

Without compromising the luxury guest experience, ForrestPerkins considered the environmental attributes of energy savings, water savings and air quality by selecting and specifying environmentally friendly finishes and furnishings. By working with the design team including the Owner, Architect, and the General Contractor to establish sustainable strategies early on in the process and implementing those strategies and demanding environmentally friendly attributes from the manufacturers, the result is a luxury environment that makes a forward thinking fashion statement that not only contributes to Portland's arts and culture, but also is healthier for guests and employees.
